The property is located at the signalized intersection of Melrose Avenue and Vine Street, one of the most heavily trafficked corners in greater Los Angeles. 7-Eleven will occupy a 2,000 SQFT space in a corner strip center that also hosts two popular area eateries, Koo Ramen and Mario’s Peruvian Restaurant, in addition to a well-patronized nail salon.

These densely populated residential neighborhoods and the numerous adjacent businesses, including a large Pavilions grocery store, many thriving retailers, and countless restaurants generate a steady stream of consumer traffic, from which the center directly benefits.
