CBM retail specialist, Jason Ehrenpreis, recently completed a lease transaction, representing the landlord and tenant, Bungalow Lighting + Design Inc, a Malibu area lighting + interior design firm in a deal on a 1,500 SQFT retail space. The property is situated on Malibu Road at the intersection of Webb Way, between the Pacific Coast Hwy and the Pacific Ocean shoreline. Uniquely located, the site is positioned at the entrance to Malibu’s prime beachfront residential community, and directly behind the Malibu Colony shopping center, a sprawling, Ralphs grocery + CVS drug anchored retail development.
Bungalow Lighting + Design Inc provides lighting and interior design services for residential and commercial properties. In addition to design services, Bungalow hosts a showroom exhibiting high-end, unique, and antique light fixtures, furniture, and other interior accessories for sale. A long-time Malibu area business, Bungalow is relocating from a site on Pacific Coast Hwy currently slated to be redeveloped.
“Being a retail space that doesn’t front onto a ‘Main Street’ thoroughfare made sourcing the right tenant a bit challenging,” says CBM’s Jason Ehrenpreis, also noting “the recent wildfires and resulting destruction added an additional layer of difficulty.” But despite the fires, the area’s consistent demand or both permanent residences and weekend getaway abodes, however, makes remodeling, lighting, and interior design services hot local commodities. “Malibu is one of California’s most affluent locales, and with countless high-end homes in the surrounding area, an interior design business, like Bungalow, is an ideal tenant,” notes Ehrenpreis, highlighting the fact that businesses like Bungalow don’t rely as heavily on drive-by or foot traffic.
“This site may not be fronting onto PCH, but given its proximity to the beach and the Malibu Colony Shopping Center – this property is prime real estate,” says CBM President, Rick Rivera, adding “And there’s always a tenant in the market for prime real estate.”
