The center presents a unique arrangement in that it combines traditional retail and community service-focused tenants, with both the O’Reilly Auto Parts anchor and Options For Youth, a charter school, occupying the center.

Maxine Waters is a congresswoman representing California’s 43rd District in the United States House of Representatives. Her political career dates back to 1976, when Waters was first elected to the California State Assembly, where she ultimately served seven terms. In 1991, Waters was elected to the House of Representatives and is currently serving her 17th congressional term. The 43rd District covers most of South Los Angeles and portions of Inglewood, Gardena, and Torrance. And the newly leased office will function as Congresswoman Waters’ local management hub for her area operations.

“This is definitely my first lease on an office for a member of Congress,” CBM1’s Geoff Grossman quips about his latest high-profile tenant. That admission aside, Grossman notes that Congresswomen Waters’ leasing the property underscores the fact that “retail is still in demand.” And while Grossman acknowledges that retail uses continue to evolve, he also stresses, “Though the current tenant pool may differ from what we’ve seen in the past, there are still a significant number of prospects looking for space to lease.”

CBM1’s Dave O’Connell + Matthew Brutzkus recently completed a lease with Teriyaki Madness, a fast-casual Japanese restaurant chain, on a +/- 1,775 SF retail space in a newer Arco Gas Station anchored property. Situated at the signalized intersection of 10th Street + West Avenue N, the site is immediately off the 14 freeway amid a small commercial district just east of Palmdale’s core residential area. Founded in 2003 and based in Denver, Colorado, Teriyaki Madness licenses to over 150 franchisees operating locations in 20 states. Acquired by new ownership significantly ramping up their funding in 2016, the chain went from 12 locations to its current tally despite the pandemic. And according to Restaurant Business Magazine, this upward trend is ongoing: “[Teriyaki Madness] fast-casual bowl chain has been one of the country’s fastest-growing restaurant concepts in recent years. It has plans for another 40 to 50 restaurants in 2023, with growth coming from both new and existing franchisees.”

CBM1’s Dave O’Connell + Matthew Brutzkus recently completed a lease with Ariat clothing company on a +/- 5,132 SF retail space in a newer, well-maintained neighborhood shopping center. Situated at the signalized intersection of Corbin Avenue + Nordhoff Street, the center boasts excellent curb appeal and A+ co-tenants, hosting a Panera Bread café and Burger King drive-thru. Located amid an active retail district, the well-located site is adjacent to a massive Lowe’s Home Improvement Center, Northridge Fashion Center shopping mall, and Nordhoff Plaza, anchored by Aldi Grocery, Best Buys, and PetSmart. Ariat was Launched by Beth Cross as a Western apparel company in 1993. “Ariat is combining two spaces [formerly occupied by T-Mobile + a nail salon] to create a ‘showcase’ retail outlet for their new workwear clothing line,” CBM1 Managing Partner Dave O’Connell says of the end-cap unit fronting onto busy Corbin Avenue. “And given the center’s proximity to the heavy concentration of nearby manufacturing operations, it’s truly an ideal use,” O’Connell adds. And according to co-leasing agent Matthew Brutzkus, the deal is further proof that in the right location: “Clothing outlets are still viable retail tenants.”
