Geoff Grossman, CBM1’s co-managing principal, is back in school!

Well, sort of…

Geoff’s former UCLA Extension professor asked him to present on retail property development to the instructor’s Real Estate Development class.

Having consulted on more than a few retail development projects over his 25 years in the retail real estate game, Geoff was flattered by the invitation and jumped at the chance. –

Geoff outlined his experience in the development process, ushering landlords, developers, and tenants through the transformation of vacant land into bustling shopping centers.

The nearly 90-minute talk held students and instructor wrapped, with almost half of the session dedicated to Q&A.

One student was so impressed that he left Geoff a voicemail praising the presentation and contemplating a career in commercial real estate:

“I just wanted to call and thank you for coming in and because a week later, I’m still thinking about your presentation. I wasn’t really thinking about commercial brokerage or commercial centers or convenience centers today before, but that was sort of fascinating and a more interesting space than I’d realized before.”

Founded in 2014, Café 86 is a Filipino-influenced UBE tea and bakery chain. Café 86 now operates 16 locations in three states, including California, Nevada, and Arizona, with another 23 sites currently in development. At the root of Café 86’s unique culinary vision is UBE, a purple yam native to the Philippines used as a natural sweetener and flavoring concentrate in ice cream, various baked goods, and milk tea. Though commonplace in the Philippines, UBE is a relative novelty in the United States, and its growing popularity is the engine powering Café 86’s surging growth.

CBM1’s Aaron Guido + Daniel Barriga recently completed a lease with Take 5 Oil Change on a +/-1,800 SF freestanding automotive space on the pad of a retail shopping center. The building is situated at the front corner of the property, facing Ball Road just west of the signalized intersection at Valley View Street in prime Cypress.

Founded as Rapid Oil Change in 1984, Take 5 Oil Change revolutionized the industry in the mid-90s, opening the first “stay in your car” oil change service. Acquired by Driven Brands, a franchise facilitator, Take 5 now boasts 768 locations operating in 27 states and territories across the US and Canada, with the largest concentrations in Texas (220 locations), Florida (130 locations), and Ohio (52). The soon-to-open Cypress location marks Take 5’s second California site, following its first opening in the Northern California city of Richmond.

JUST LEASED! Laundromat at Crenshaw Boulevard + 66th Street in South Los Angeles

CBM1’s David Guardado + Brett Mero recently completed a 15-year lease with a laundromat on a +/-4,200 SF space in a retail strip center on Crenshaw Boulevard just south of the signalized intersection at Hyde Park Boulevard. The incoming tenant, a seasoned operator with extensive experience in the laundry and drycleaning businesses, is completely gutting the interior, replacing the plumbing, and will offer fluff and fold service, doing business under the trade name Deluxe Laundry Spa.

“The space [a long-time laundromat] has been vacant since the prior operator went out of business during retail’s pandemic downturn,” says CBM1’s David Guardado. The landlord initially sought alternative tenants, with sights set on higher rents. Guardado, however, educated the ownership on the reality of the situation: “Demising a 4,000+ SF space into smaller units along with installing the required bathrooms and air-conditioning is likely a $100,000+ renovation project.” Avoiding a costly out-of-pocket remodel incentivized the landlord to consider laundromat deals, ultimately paving the way for the current tenant. Guardado says, “Building out a new laundromat requires more permits, and the process is much longer than occupying a laundry already approved for operation. The city now requires an environmental impact study to open a new, ground-up laundry facility typically reserved for new retail and residential developments.” Thus, taking over an existing laundromat space also proved advantageous for the tenant.

Located in an area of South Los Angeles that’s seen significant revitalization in recent years, the property is directly across the street from two newly constructed affordable housing developments. Depot at Hyde Park is a four-story, 43-unit apartment building, and Hope on Hyde Park is another four-story, 98-unit apartment building. Both projects are clear signs of ongoing investment in the community’s urban renewal.
