CBM1’s Jason Ehrenpreis recently completed a lease with Lumee La ceramic arts studio on a +/-910 SF ground-level retail space in a mixed-use building at the intersection of 4th Street and Broadway in downtown Santa Monica. With Lumee La leasing the last remaining vacancy, joining Zero Latency VR Gaming Arcade and Rizo Sports Memorabilia, two new tenants also procured by Mr. Ehrenpreis, the iconic Bay Builder’s Exchange Building’s street retail compliment is now 100% occupied for the first time in nearly a decade.
Lumee La is DIY (do it yourself) arts studio hosting individuals and groups of varying sizes in the guided creation of novel art projects, including Creamee Decorations, Squishy Charms, Artistic Candles, and Pouring Art. The studio is relocating from a prior location in West Los Angeles.
The Bay Builder’s Exchange Building is landmark Spanish Colonial-style structure built in 1927. Now serving as a mixed-use commercial property, the building features second and third-story office suites above ground-floor retail space. The subject space, a former fitness studio, fronts onto 4th street and is positioned adjacent to the hard corner.
The high-profile location is situated at the epicenter of Santa Monica’s vibrant, thriving, and diverse community. Nearby points of interest include Santa Monica Place, 3rd St Promenade, and the famed Santa Monica Pier, along with A+ retailers, Target and Trader Joe’s, and thousands of multi-family residences and corporate offices.
