CBM1’s Dave O’Connell + Matthew Brutzkus recently completed a lease with Ariat clothing company on a +/- 5,132 SF retail space in a newer, well-maintained neighborhood shopping center. Situated at the signalized intersection of Corbin Avenue + Nordhoff Street, the center boasts excellent curb appeal and A+ co-tenants, hosting a Panera Bread café and Burger King drive-thru. Located amid an active retail district, the well-located site is adjacent to a massive Lowe’s Home Improvement Center, Northridge Fashion Center shopping mall, and Nordhoff Plaza, anchored by Aldi Grocery, Best Buys, and PetSmart. The property is also positioned just southeast of a significant manufacturing hub with several sizable industrial campuses.
Ariat was Launched by Beth Cross as a Western apparel company in 1993. The clothier was then acquired by the Fisher Family, founders of the Gap, Banana Republic, Old Navy, and Aletha, the world’s largest specialty clothing retail conglomerate, in 2012. Ariat recently expanded its offerings to include a Workwear clothing line. And the soon-to-open Corbin + Nordhoff site will serve as their Los Angeles area flagship brick-and-mortar retail location.
“Ariat is combining two spaces [formerly occupied by T-Mobile + a nail salon] to create a ‘showcase’ retail outlet for their new workwear clothing line,” CBM1 Managing Partner Dave O’Connell says of the end-cap unit fronting onto busy Corbin Avenue. “And given the center’s proximity to the heavy concentration of nearby manufacturing operations, it’s truly an ideal use,” O’Connell adds. And according to co-leasing agent Matthew Brutzkus, the deal is further proof that in the right location: “Clothing outlets are still viable retail tenants.”
