CBM1’s Dave O’Connell + David Guardado recently completed a lease with Café 86 at the Avalon Country Mart shopping center on Avalon Boulevard in Carson. Situated at the major signalized intersection of Avalon Boulevard and 220th Street, the 15,400+ SF strip center is anchored by East West Bank and features a diverse mix of restaurant and service-oriented tenants.
Founded in 2014, Café 86 is a Filipino-influenced UBE tea and bakery chain. Café 86 now operates 16 locations in three states, including California, Nevada, and Arizona, with another 23 sites currently in development. At the root of Café 86’s unique culinary vision is UBE, a purple yam native to the Philippines used as a natural sweetener and flavoring concentrate in ice cream, various baked goods, and milk tea. Though commonplace in the Philippines, UBE is a relative novelty in the United States, and its growing popularity is the engine powering Café 86’s surging growth.
The superbly located property is just a few blocks south of Carson City Hall, not far from the 110 + 405 freeway, and the South Bay Pavilion shopping mall, a massive Target + Ikea anchor retail complex. Surrounding the site is a blend of densely populated residential neighborhoods, industrial parks, and retail developments, highlighting a well-balanced, economically stable community.
