CBM1’s Michael Nitti completed a lease with Patty’s Wagon (restaurant + catering) on a +/-800 SF retail space at the bustling Vons grocery-anchored Lakewood Town Center. The property is located at the major signalized intersection of South Street and Woodruff Avenue in prime Lakewood. In addition to the Vons grocery anchor, the center’s A+ co-tenants include Rite Aid, Daiso Discount Store, Starbucks, Chase Bank, and an Arby’s fast-food drive-thru.

Patty’s Wagon currently operates as a service providing a mobile drink and dessert bard built into a literal wagon that can be semi-customized to accommodate event themes. Specializing in southern food, seafood, and desserts, Patty’s Wagon was originally launched as a physical restaurant in Long Beach’s Bixby Knolls neighborhood. Later evolving into a “Wagon-only” catering service, Patty’s is returning to physical space with their soon-to-open Lakewood location. The new site will serve as both a sit-down restaurant and a base for Patty’s catering operations.

Situated a short distance east of the 605 freeway and the massive Los Cerritos Center Shopping Mall, Lakewood Town Center is surrounded by Lakewood city’s densely populated bedroom community. The property also shares the signalized intersection of South Street and Woodruff Avenue with three sizable retail shopping centers. Ross Dress for Less, Grocery Outlet, O’Reilly Auto Parts, 7-Eleven, Carl’s Jr, Churches Chicken, and El Pollo Loco are among the adjacent development’s notable co-tenants.
