CBM1’s Jason Ehrenpreis recently completed a lease with Wendy’s fast-food chain for a +/-1,938 SF freestanding drive-thru. Founded in 1969 in Columbus, Ohio, Wendy’s has grown to encompass 7,000+ locations spanning 32 countries. More than 6,600 locations are franchisee-owned, but the soon-to-open Rancho Palos Verdes site joins a company’s portfolio of just over 400 corporate-held stores.
“Wendy’s signed a corporate-guaranteed, long-term lease at a highly competitive rate,” says CBM1’s Jason Ehrenpreis, a decision driven by the flagship-worthy location and the challenge of securing a drive-thru in this extremely tight submarket. “Wendy’s is confident this location is ideally positioned to generate sales far above many competitors,” Mr. Ehrenpreis notes, alluding to Wendy’s winning track record and the strong performance of surrounding tenants. Jason also praises Wendy’s broker, Kevin Barry, with Irish Commercial Real Estate, for his contribution to a “seamless transaction,” adding: “There are always hurdles in leasing transactions. Fortunately, Kevin and I were able to quickly formulate reasoned solutions mutually beneficial to our respective clients.”
Situated on Western Avenue at Capitol/Trudie, a bullseye intersection for this trade area, the superbly located property is surrounded by numerous A+ retail tenants. Several well-patronized shopping centers, including sites anchored by Ralphs Grocery, Trader Joe’s, and Sprouts, respectively, border the site. Another retail center, on Western Avenue across Trudie Drive, is currently amid a complete remodel and already attracting additional credit tenants.
