CBM1’s Geoff Grossman + Jason Ehrenpreis recently completed a lease with WingStop on a +/-1,000 SF retail space in a busy retail shopping center. Situated at the major signalized intersection of National Boulevard and Sepulveda Boulevard, immediately off the 405 freeway exit ramp, adjacent to the 405 and 10 freeway interchange, with clear visibility from both expressways. The property shares the heavily trafficked intersection with a giant standalone Ross Dress For Less store (SWC) and a Vons + CVS anchored community shopping center (SEC).

WingStop was launched in Garland, Texas, in 1994 as a fast-food establishment specializing in “hot wings.” The enterprise has since grown to incorporate over 1,500 locations worldwide, most of which are franchisee owned and managed. B&S Ventures, the franchisee opening the National + Sepulveda location are experienced operator with over a decade of experience managing casual dining and fast-food establishments. WingStop is now in nine countries, including the United States, Canada, France, Indonesia, Mexico, Singapore, Spain, United Arab Emirates, and the United Kingdom.

Mike Tohikian, President of Hot Spot Properties and host of the popular Hot Spotting commercial real estate podcast, represented the tenant. And Mike’s exemplary efforts were instrumental in executing the transaction.

“National + Sepulveda is a PRIME location in the true sense of the word,” says CBM1’s Geoff Grossman, adding: “You’ve got visibility from two freeways [the 405 + 10], on a major intersection with top-tier credit tenants, at the convergence of West LA, Santa Monica, Mar Vista, and Culver City. It doesn’t get any more prime!” And according to Grossman, the impeccable location was a significant factor in B&S’s decision to open their new WingStop in the center: “Considering the huge volume of traffic that passes this site, which includes area commuters and customers patronized neighboring businesses, they [the franchisees] seriously wanted to be here.”
