CBM1’s David Guardado recently completed a lease with Mariachi Café on a 1,700+ SF former Starbucks end-cap space in a Vons Grocery anchored shopping center at Victory Boulevard and Tampa Avenue in prime Reseda. A signing that showcases the latest move in an aggressive expansion campaign
Specializing in Hispanic-influenced coffee drinks and pastries, Mariachi Café is a fast-growing, family-owned SoCal success story. The soon-to-open Reseda location marks their fifth café, joining existing stores in Norwalk, Downey, Whittier, and Pico Rivera. Charging ahead at an insistent pace, the owners have signed leases on two additional sites and are actively pursuing two more prospective locations.
Helmed by seasoned operators, the ownership group’s holdings include three Carousel Bakery locations (a popular Hispanic-themed bakery with sites in Reseda, Van Nuys, and Arleta) and Panaderia Mexico, a popular Mexican restaurant in Van Nuys.
“Ownership is definitely in expansion mode,” says CBM1’s David Guardado, praising the enterprise’s recent rapid growth. With no grease receptors required and flexibility to operate with Type 2 vent hoods, the tenant is willing to consider vanilla shell spaces and invest in custom buildouts. Despite lingering economic uncertainty, Mariachi Café is grossing 7 figures per location, which Guardado sees as “proof the right use in the right location is always a winner!”
